This engagement focused on targeted remediation and value protection rather than broad scope construction. Mira Flores Construction managed and coordinated specialized trades to address a persistent water intrusion issue affecting the entire property.

Scope included full exterior painting and comprehensive waterproofing performed by Tony to permanently resolve the water leak. This intervention was engineered to mitigate long term liability exposure while preserving the building envelope. Supporting work included electrical adjustments gate maintenance handrails debris management and landscaping to ensure a cohesive and finished result.

From an investor perspective the project delivered measurable upside. By eliminating ongoing moisture risk we reduced future repair uncertainty protected the asset and enhanced rentable value across the triplex. All work was executed under active supervision with disciplined cost control from start to completion.

The project included full structural construction, coordinated architectural detailing, and bespoke interior features, including custom millwork and design driven finish elements executed alongside the design team. Particular attention was given to craftsmanship, sequencing, and constructability to ensure design vision translated cleanly into the built environment.

Throughout the build, we managed complex trade coordination, change management, and cost control while maintaining momentum and quality standards expected in the Coral Gables market. The result is a timeless, highly detailed residence that reflects both thoughtful development strategy and hands on construction leadership.

This in progress spec project is positioned as a zoning driven value creation opportunity. The concept centers on transforming an existing duplex configuration into two fully independent townhouse residences maximizing allowable density while elevating market appeal.

The proposed design rethinks the site as two distinct ownership ready units with separate entrances private garages and clearly defined living spaces. By leveraging zoning allowances and thoughtful massing the project unlocks higher and better use without overbuilding the site. The result is improved sellability stronger price per unit and cleaner exit optionality.
